When you are purchasing a website from someone, there are always those risks associated with the purchase. Will the buyer deliver the goods after I make payment? Will the claims made by the seller prove to be true and accurate? Did I make a sound investment? Those are typically the first common thoughts that pop into people’s minds when they think about the risk a buyer assumes. Lately, however, I am learning that there can be even a broader scale amount of risk involved that I don’t hear people talk about very often.

Keeping Your Server Secure

Since I haven’t mentioned it in the article itself so far (only in those large letters that make up the title), let me just tell you that I’m a seller. I currently make it my living solely by developing, designing and flipping websites. Recently I’ve been hearing more and more similar stories from my clients about buyers that have violated their trust.

For example, in one situation the buyer had provided the seller with the login to their entire site control panel. Once the seller had access to this, they proceeded to login to the account, copied all of the buyer’s previously existing websites and then proceeded to sell copy cat versions on Flippa. There is definitely a risk and a danger in granting too broad of access to someone on your server; particularly if you have never had any type of established rapport or relationship with them.

What Can Be Done?

Thankfully, there are some definite, easy-to-implement measures that you can take as a buyer to help safeguard yourself from this type of incident.

Never give a seller access to the control panel that manages all of your domains /addon domains.

Set up restricted FTP access for them so that they can only gain entry to the area they need to upload files to and nothing more.

Delete their FTP access or change the password as soon as their work is done.

If you are comfortable in doing so, set up your own database and request the database backup file to import yourself. Coordinate with the seller to let you know what configuration file you will need to edit in order to update it with your new database settings.

If you are not comfortable importing your own database, then grant them access to phpMyAdmin (or similar) only for the site they are setting up. If you are on a shared server and it is not possible to grant them restricted phpMyAdmin access, then it would greatly benefit you to learn how to do this step on your own. It is really incredibly easy once you learn what to do. We’ll cover that in an upcoming tutorial to show you just how easy it really is.

In order for your niche store to operate properly, you must ensure that your paypal website preference settings are configured properly. Here are the steps you must take in order to double check and alter those settings as required.

You can click on any image to enlarge it

Step 1: Login to your Paypal account. From the top links, click on the “Profile” link. Do not worry if you get some dropdown menu choices.. just click on the word “Profile”

Step 2: Now you will be on the profile screen. Over on the right side, you should see a link for the “Website Payment Preferences”. Click on that link.

Step 3: Now you should be on the Website Payment Preferences screen. There are only two things you need to wory about on here. First, you must have Auto Return for Website Payments set to “Off”. Second, you must have Payment Data Transfer set to “Off”:

Step 4: Now just scroll to the bottom of the page and click on the “Save” button and you’re all done!

To add a new product to your existing niche website store, there are a couple of basic steps involved. Just to give you a bullet point rundown on exactly what it is you will need to do:

Upload a demo page for your new product. (Click here for the demo upload tutorial)

Create a thumbnail image for your new product (i.e. a screenshot of the demo site)

In the niche website admin, add a new product and upload the zip file that your customers will download

Fill in the product details, add the thumbnail image.

In a nutshell, those are the steps – however there are some important points to be mindful of as outlined in the more detailed instructions below.

You will then be taken to the product information screen. The first section on this page is where you will need to add the product title. Since we are dealing with downloadable products and not physical goods, the additional fields in this first section do not need to be filled out. Do be mindful, however, to ensure the product status is kept in the “enabled” state as it is by default.

The next thing you will need to do is to click on the checkbox next to “Is This A Downloadable Product”. Once you check that box, additional options will then appear in regards to the download file to present to your customers.

The first option after the checkbox is the “Upload a file” form field. Using the browse button, locate the product zip file from your hard drive. From the moment that you select the file, please be aware that although there is no realtime status indicator, the file is actually in the process of uploading. This is very VERY important to realize, because you MUST wait for the file to completely upload before you hit either of the “Save” buttons at the bottom of this screen. We’ll come back to this in just a bit.

After upload, in the File name section, the file name appears with its extension.

In the Number of downloads field, you choose how many download you allowed for each customer who buy your file.

In the Expiration date field, insert a date if you want to see the link of this file unvalaible after a date (use this form YYYY-MM-DD).

In the Number of days field, enter number of days during customers keep access to his file.

The product pricing comes next. Simply fill in the Pre-tax retail price (please note the red asterisk next to this field in the form to help you quickly recognize which file you are required to fill in). Once you fill the pre-tax price in, it will automatically fill in the other necessary price fields. Also, if you wish to discount an item or mark it as “On Sale” you can also do so in this section.

Next you will want to fill out the available quantity before the item is considered to be out of stock. Since this is a download product and not physical goods, i just put in 1000 as a default number… It would be a good problem to have to realize that it dwindled down to zero and you need to edit that info later on

Next, select the category you wish to file the product under. Leave the “Home” category checked by default and then pick the specific category or categories you feel is appropriate for this product. In this example, we’ll select Health and Fitness.

The next section you’ll encounter is the product description. There are actually two sections associated with this. First is the short description followed by the standard description. The short description is what is displayed in the search results and also what appears at the top of the product page next to the product image. The next description area should be the more detailed description and is what is presented when a user clicks on the “More Info” button at the top of the product page.

Any other fields on this page are completely optional to fill out and we’ve already covered all the required fields which means now it’s time to save all the data that we’ve input… but WAIT – first, we have to go look to make sure that the zip file has finished uploading. Scroll the page back up to where we selected the file to upload. If it has completed, then you should see a highlighted confirmation message much like this one:

Once you see that above confirmation message (and also please note, the Filename has automatically filled in for us) you are free and clear to hit either of the Save buttons at the bottom of the page… if you hit just the standard Save button, then you will be taken back to the catalog listing. If you click Save and Stay then it will save the data that you have input and keep you on this same page. Since we still have to add a product thumbnail image, go ahead and click “Save and Stay”.

Technically speaking, you could actually have done this next upcoming step before saving anything, but it’s always a good habit to save each step of the way just in case the unthinkable happens and you lose power, lose your internet connectivity etc.

Once you haved saved your data, scroll back up to the top of the screen and click on the “Images” tab at the top of the product form.

Select the thumbnail image from your hard drive, fill in the caption and check on the “Use as product cover” checkbox. Once you have done all this, click on Save and then go enjoy your new product listing!

PREPARING THE DEMO PAGE FOR YOUR NEW PRODUCT

The first thing you need to do is to find the website files from the product files. If you haven’t already, unzip the product file to your hard drive. Keep in mind that when you purchase niche websites from vendors outside of Grooviness.com, there is a very likely chance that the zip file might be put together differently from the example that I am showing you. The best rule of thumb is to just poke through the files until you find and html file (usually – but not always- named index.html) and images directory. Some may package it in a website folder, some may called it sales page, others put it in a squeeze page folder, etc.

Create a new folder on your computer (for simplicity sake, i normally just create this on my desktop). This is the folder in which we will copy the website files for the new product to and ultimately upload to the server.

Name it sensibly so that you can easily recognize what product it goes to. In this example, I am going to add a new niche website on how to Boost Your Metabolism, so i will name the directory boost-metabolism. Please note, that there should be NO spaces in the naming convention used. Dashes or underscores are equally acceptable to use, just no spaces or you’ll be in for some future headaches.

Now you will need to copy the index.html file and the images directory from your product files and COPY them to the folder you just created on your desktop. If, for some reason, the website provided with the product does not include an index.html file (for example, sometimes they called it squeeze_page.html or some other somewhat non-conventional name) you will need to rename the document to index.html after you copy it to your desktop directory. Also, be aware that if there is a style.css document also included in the website files, you will need to copy that as well.

Once you have all the necessary files copied over and have verified you have everything you need, zip up the file on your desktop. If you plan to use a standard FTP client to transfer the files to your server, then you do not need to zip them up… however, if you plan to use the cpanel (or equivalent) File Manager, you will need to zip this folder up. Depending on your own personal computer setup, the actual steps to zip up the file may vary, but in many instances it’s as easy as right clicking on the folder then selecting “Send To > Compressed (zipped) Folder”.

UPLOADING THE DEMO PAGE TO YOUR SERVER

If you plan to use the standard FTP method, then you will simply need to login to your server via your FTP client, navigate to the /public_html/demosites/ directory on your server and then upload the boost-metabolism directory from your desktop into the demosites directory on your server. In this illustrated example, however, we will be showing you how to do this within your cpanel File Manager.

Go to File Manager and navigate to your site’s demosite directory. In this example, we navigate to /public_html/demosites/

One you have selected the demosites directory, you should see all the current directories listed on the right. This is where we will be adding our new directory. At the top of the File Manager screen, click on the “Upload Icon”

Browse to your computer’s desktop and select the zip file you just made. Once it has finished uploading, you should see the zip file in the demosite directory. (Note: on some servers, at the upload screen you might also have the option to extract the file after uploading. If you have this option available on the upload step, by all means check that option to enable the auto extraction of the file and then you can skip the next step).

The next and last step we need to do for the demo site is to extract the file we just uploaded. In the demosite directory, select the boost-metabolism.zip file that you just uploaded.

Once you have selected the zip file, click on the “Extract” button at the top of the file manager screen. Take a look at the confirmation prompt and double check to make sure you are extracting it in the correct location. If all looks to be in order, go ahead andclick on the Extract Files button.

You should now be all set and able to view your new demo site by going to yourdomain.com/demosites/boost-metabolism/

Recently I shared some insight on Flippa about measures both buyers and sellers can take in order to have a safe transaction. These common sense practices apply not only to the Flippa marketplace, but anywhere that domains and sites are bought and sold. I thought it only appropriate to re-post the information here as well.

=== If you are a buyer ====

1. Read the terms of the sale carefully. Make sure you understand exactly what is included with the sale including the domain, files, responsibility of transfer, server requirements etc.

2. Ask the seller for clarification. Contact the seller to elaborate on any items you have questions on that are not clearly specified or that you need more information on.

3. Do your due diligence. Do the seller’s claims sound reasonable and does the data back it up? In addition to the data provided by flippa, do your own independent research and analysis of the data claims. Don’t be afraid to ask the seller for addition proof of traffic stats, earnings etc. In fact, make it a point to do so, so that you can have some direct personal contact with the seller. Check the whois data to see if it matches the data provided by the seller.

4. Professionalism and History of the seller. Take the time to go through the seller’s feedback history. Contact previous buyers to get their feedback. If the seller has a lengthy sales history, take samples from both recent sales and sales with some longevity so that you are able to get an accurate snapshot of the opinions on the quality of sites, claims and service from a long term perspective as well as a snapshot of the seller’s more recent interactions and quality of service with recent transactions. Pay attention to how the seller responds to inquiries. Are they prompt and professional? Is this someone you would feel comfortable in having to approach with any issues or questions after the sale as well? Are they clear, open and honest in their responses?

5. Use escrow for large transactions. Now that Flippa offers the escrow option as a part of the sales process, it’s even easier to expect to have this bit of protection from a large ticket sale. If the sales price for an auction is substantial and the seller is refusing to use an escrow service, that can definitely be a red flag.

6. Legal representation. If it’s a high priced transaction, then in the best interest of all parties involved it would be prudent to involve an attorney in the proceedings. Many firms have attorneys that are specifically versed in internet related contracts.

7. Contact the seller on the phone. Sometimes an actual, live “person to person” conversation can reveal quite a great deal of information that you wouldn’t necessarily extract through written conversation.

8. Keep a paper trail. Keep the conversation within flippa during the transaction. If for no other reason than to have at least some flippa bannage recourse if things go sour.

9. Use common sense. There’s a reason the saying, “If it’s too good to be true, it probably is” has been around for so long. Don’t let emotions take over in the place of good old fashioned common sense.

==== If you are a seller ====

1. Be clear in the terms of your sale in your auction listing. Leave no room for misunderstandings. Make sure you specify exactly what is included with the sale including the domain, files, responsibility of transfer, server requirements etc.

2. Check the buyer’s profile. How long have they been registered? What kind of feedback do they have? Just because they are brand new doesn’t mean they aren’t a legitimate buyer, but it may be one thing to consider in the greater scheme of things. If this is the case, then don’t be afraid to ask them for references. Request a phone number that you can contact them at. How they handle those requests alone may be some insight as to whether this is someone you want to have dealings with or not. As stated in the points for a buyer the same holds true for a seller – Sometimes an actual, live “person to person” conversation can reveal quite a great deal of information that you wouldn’t necessarily extract through written conversation.

3. Follow-up on past purchase history. If the buyer has had other previous transactions, contact the sellers to get feedback on how this person was to deal with. Contact sellers from recent transactions as well as older transactions. You want to be able to ensure that nothing went wayward after some length of time after a sale, etc.

4. Handle the transaction through paypal as a transaction for physical goods rather than services. You would then need to ship the site data in a physical format to the buyer that includes a tracking number. This way, if a dispute should arise later with the buyer claiming the product was never delivered, you have a tracking number and proof of shipment/receipt by seller.

5. Keep a paper trail. Remember: if it isn’t documented, it didn’t happen. Keep your communication inside flippa during the transaction period so that you at least have some sort of recourse if something goes wrong (i.e. the ability to get someone banned for shady dealings).

6. Legal representation. If it’s a high priced transaction, then in the best interest of all parties involved it would be prudent to involve an attorney in the proceedings. Many firms have attorneys that are specifically versed in internet related contracts.

7. Continuity. It’s good practice to ensure that the email address registered with flippa (as seen in the buyer detail box) is the same email address that you receive payment from.

8. Common sense. Due diligence isn’t only for buyers, it’s for sellers too. Don’t be afraid to follow up with potential buyers to ask them questions as well in order to form some type of opinion of what kind of person you are dealing with. Consider also risk and reward.. meaning, you may be more willing to take a risk on a new buyer for a smaller priced auction listing than a larger one and on the contrary, if it’s a larger priced sale or one that you feel more ‘protective’ of then trust your instincts and be more selective of the bids you approve.

————-

And a few other good practices in regards to having a safe transaction, aside from the monetary aspect…

For sellers: Use temporary passwords when giving someone access to your server. Restrict their access to only the actual areas and programs they need. As soon as the transaction is completed, remove any temporary user accounts created or change temporary passwords to restrict access.

For buyers: In the case where the seller is installing the site, grant access to only the area needed (i.e. not your entire server and all your sites, but only to the one site account that they are transferring files to). Set a temporary password so you keep your regular password secure. Change the passwords to the sites you purchased and update it with your personal information as applicable (ie set the admin email to your email, ensure your contact information is accurately reflected for the domain name).

There’s always more, but that’s a good start.
